Charlotte’s real estate market typically follows a familiar seasonal pattern—prices and sales volume rise in the spring and summer, then taper off during the winter months. 2025 appears to be no exception, although this year’s peak may have arrived a bit earlier than usual.

In March, the average sales price for single-family homes in Mecklenburg County reached a record high of $731,955. By April, that average dropped to $689,074. Despite the monthly decline, April’s average still reflects a 3% increase over the same month last year, indicating continued year-over-year growth.

Looking at median sales price trends, April’s median remains below the 2024 peak, which occurred in June. If March does end up marking the high point for 2025, we could see the first slight decline in the median price trajectory in years.

Whether this signals a shift in long-term trends or simply an early seasonal high remains to be seen.  Will prices keep rising in 2025 or have we reached the peak?  Check back next month for that critical market update!

• Mortgage rates at 6.81% are about even from last month, but down from 7% last year.
• Average house payment is down 6% from last month, but up 1% from last year.
